Lagos Government Gives 21-Day Deadline to 176 Illegal Estates to Obtain Layout Approvals

The Lagos State Government has issued a 21-day ultimatum to 176 estate developers operating without mandatory layout approvals, directing them to regularize their documentation or face sanctions.

In a statement released on Monday by the Ministry of Physical Planning and Urban Development, signed by its Director of Public Affairs Mukaila Sanusi, the affected estates are primarily located in Eti-Osa, Ajah, Ibeju-Lekki, and Epe.

Lagos Publishes List of Illegal Estates

The state government published the list of the erring estates following an extensive audit of ongoing developments. Some of the identified estates include:

  • Adron Homes, Elerangbe
  • Aina Gold Estate, Okun-Folu
  • Diamond Estate, Eputu
  • Prime Water View Garden, Ikate-Elegushi
  • Royal View Estate, Ikota

Developers Ordered to Comply Within 21 Days

Oluwole Sotire, Permanent Secretary of the Office of Physical Planning, warned that operating estates without proper approvals violates the principles of sustainable development and contravenes the T.H.E.M.E.S+ agenda of the state government.

He directed all affected developers and property owners to submit their layout plans and required documents to the ministry at Alausa Secretariat, Ikeja, within 21 days for processing.

“This compliance exercise is part of our statutory responsibility to regulate estate development in Lagos, ensuring a safe, organized, and resilient city in line with our smart city vision,” Sotire stated.

The Permanent Secretary also reminded real estate investors and practitioners of the mandatory registration with the Lagos State Real Estate Regulatory Authority (LASRERA), which oversees estate regulation and coordination in the state.

With the ultimatum in effect, developers who fail to meet the compliance deadline risk enforcement actions, including possible demolition or sealing of unapproved estates.
